DUBAI developer Emaar Properties has unveiled Dubai Mansions, a Dh100 billion master development within Emaar Hills, setting a new benchmark for ultra-luxury living in the emirate.

Located next to Dubai Hills Estate and within walking distance of Dubai Hills Mall, the project will feature 40,000 upscale residences designed to blend architectural excellence, spacious design, and lifestyle-focused amenities.

Each mansion will range between 10,000 and 20,000 square feet, reflecting timeless sophistication through grand façades, landscaped plots, and bespoke interiors. The development aims to provide residents with a seamless balance of privacy, refinement, and connectivity within Dubai’s most anticipated lifestyle destination.

Dubai Mansions

Emaar said Dubai Mansions embodies “elegance, indulgence, and convenience”, offering residents an environment where daily life feels both enriching and effortless. Expansive green spaces, tree-lined boulevards, and state-of-the-art leisure areas will form the heart of this master-planned community, designed to merge nature with contemporary urban design.

Residents will have access to a championship golf course, premium retail and dining outlets, wellness centres, and exclusive clubhouses—creating a resort-style ambience within a residential setting.

“Dubai Mansions in Emaar Hills represents the ultimate expression of refined living,” said Mohamed Alabbar, Founder of Emaar. “Every residence, every garden, and every pathway reflects harmony, prestige, and a lifestyle that is unmatched anywhere in the world.”

The enclave aims to attract both global investors and discerning homeowners seeking long-term value in Dubai’s prime property market. Designed to integrate wellness and connectivity, Emaar Hills is envisioned as a vibrant district where architecture, nature, and community coexist in perfect balance.

Rising demand for luxury

Dubai’s luxury real estate market continues to thrive amid global demand from ultra-high-net-worth buyers. In the first half of 2025, the emirate ranked among the world’s top three prime residential markets in capital value growth, with prices in the segment rising 5 per cent annually, according to Savills.

With more than 1,500 property transactions above Dh10 million recorded in the third quarter alone, Dubai remains a world leader in the super-prime category – outpacing global hubs such as London and New York.
